THE IMPORTANCE OF PREVENTIVE MAINTENANCE

Preventive Maintenance is a crucial part of your systems life and performance, and with today’s average cost of replacement between $3,000 and $6,000 dollars, depending on size, type and brand, it is foolish to allow your system to fail prematurely due to lack of maintenance.

The following are five very important parts of a preventive maintenance plan.

1) Replace the air filter no less then every three months (check monthly to determine frequency).
NOTE: This is the single most important and relatively inexpensive item in preventive maintenance. You can do this yourself and save countless service calls or costly repairs over the life of your system.

2) Condenser and Evaporator coils should be cleaned annually. This should be performed by a professional.
NOTE: It is through these coils that heat is absorbed and discharged in order to maintain the comfort level you desire. The dirtier these coils become the harder it is to keep your home comfortable and more stress is added to your system, increasing the risk of major system failure.

3) Condensate pan and drain should be cleaned annually.
NOTE: During the process of cooling your home, condensation is created on the evaporator coil that runs off into the drain pan and ultimately through the drain line. This creates a home for bacteria to grow that can cause health problems and possible system or home structural damage.

4) Electrical and controls should be inspected annually.
NOTE: As your system operates the electrical connections heat up and cool down.  This constant fluctuation causes the wires and connections to loosen, ultimately causing minor to major system failure.

5) GAS HEAT – Have your heat exchanger inspected annually after the second year of service.

NOTE: Heat exchangers on gas appliances can crack due to age or manufacturer defects, therefore it is recommended to install a carbon monoxide detector and have annual heat inspections.
